THE PROOF: CLIENT CASE STUDIES

CLIENT CASE STUDIES

YIKES!  THE COST OF POOR PHOTOS

This is a story about the true cost to value of strategic preparation. Our buyer-client captured an additional $10,000 in profit, from day one, because the listing agent was too lazy to advise her clients on scientific staging and too cheap to pay for professional photos. It happens alot. At Three Pillars Realty, we believe it’s the final five percent that can make all the difference. The subtle tweaks, the 1% improvements, can mean the difference in thousands of dollars of seller profit.

LEGIT 175% CASH ON CASH RETURN

Our client was in a challenging position. Tasked with selling his mother's investment property from thousand of miles away. A property that he'd never seen and one that tenant's had ransacked for years. It was, quite literally, a mess. For him, we laid out our "List It or Flip It" methodology. And while he chose not to go with a full renovation, the cash that he did invest into the property yielded an astonishing 175% Return! Here's the story of how we, as a team, made it happen.

RENTAL PROPERTY: LIST OR FLIP IT?

Our client was selling a former rental property. Unfortunately, the tenants had done a number on the interior. Complicating matters, she needed the house sold in short order to meet her the IRS deadline for capital gains. She had a choice to make. List it, as-is, and sacrifice profit? Or Flip It and shoot for maximum profit. She chose the latter. "I trust your process."  She did the work. We got it sold and beat the deadline.

THE HOUSE THAT BLEW THEM AWAY

For nearly five years Ashley and Clint made the commute from Georgetown to central Austin. They were officially worn out. Despite their desire to move 'yesterday,' they still followed the exact plan our execution team laid out, to maximize their return on investment. They were rewarded for their hard work, with multiple offers including one from a buyer who wrote, "For well over a year, we have scoured every new listing in the area. Finally! Your house just blew us away."

BIG TRANSFORMATION IN 6 WEEKS

You know you are on to something when the team that is doing the work on a house continues to make comments like “I’d sell my house tomorrow and buy this one, if I could.” To a man, we were blown away by the transformation. A night and day difference between the house we’d walked into six weeks prior and the one that we were proud to stake our ‘For Sale’ sign out in front of. After 72 hours of market exposure, we stopped the bidding at six offers and a cash offer over asking.

UGLY DUCKING TO BEAUTIFUL SWAN

This couple originally reached out to us in search of an "Ugly House." Truly, those were their exact words. They, not unlike many of our clients, were looking for a property in which they could engineer equity, over time, with strategic updates and renovations. Well, we found that property for them and were amazed at the work that they did to turn an Ugly Duckling into a Beautiful Swan. Their vision and effort resulted in a record-setting home sale in a pretty popular area.

INHERITED PROPERTY: LIST OR FLIP?

Our client inherited a family property. But it wasn't just any family property, it was the same one that she grew up in. She asked us to help her explore options. Should she rent it? Should she List it? Should she Flip It? What made the most sense from a short to long term profitability standpoint? In the end, she chose to "Flip It." The transformation was pretty remarkable leading prospective buyers to essentially apply to be chosen as the future owner of the house.

MAX PROFIT MUST BE ENGINEERED

This is a cautious tale about what can happen when home sellers attempt to shortcut the process. A neighbor thought that just because our listing, down the street, generated multiple offers over asking price, that she could achieve the same without any upfront work. Months and multiple price reductions later, unfortunately she came to understand that maximum profit doesn't just 'happen.' It must be engineered from step one of the home sale process.

MAKING AN INVESTMENT OF TRUST

As a homeowner, you are making a significant investment of trust when you choose an agent to work with. Smart homeowners understand the value of placing trust in a more sophisticated approach. Before Andrea and Scott reached out to us, their Realtor sold them short on not 1, not 2, but 3 different properties they wanted to purchase. Within weeks of working with us though, they were under contract to purchase a new construction home and sell their condo in Round Rock.

MOVING BACK IN TO MAXIMIZE ROI

One thing we never tire of, at Three Pillars Realty, is seeing our clients get an all-star result when committed to executing our documented approach. This client, however, took that commitment to another level. She moved back into a vacant house because, in her words, "it's important to give buyers the feeling that someone is living there." The move paid off. We sold the property the first weekend on the market, which freed her up to move north, to reunite with her daughter.

ADVANTAGE: STAGING LIKE A MODEL

"Should we leave our furniture or invest in professional staging?" It's a question we get often when sellers plan on moving out before the listing. This story illustrates why, when your goal is to maximize the profits from your home sale, there is only one answer to that question. Not only did the buyer pay top dollar for the property but they also purchased a few pieces of the stager's furniture. Know why home builders show you the model home first? You will now.

CASE STUDY: LONGMONT LANE

Tom and I go back a number of years. College roommates to be exact — my sophomore year, his junior — before he left school early to pursue professional baseball. Tom was one of the first, of my friends, that I helped buy a house, when I was a somewhat newly minted licensee — almost a decade ago. We have since

THE COST OF RUSHING TO MARKET

The harsh truth is, time and again, homeowners lose more profit when their real estate agent comes in half-cocked and shooting from the hip. We met with this homeowner and laid out a very specific game plan about what needed to be done in order to achieve maximum ROI from the sale. It was a process that was going to take a few weeks of strategic preparation. They chose to work with a different agency, rushed the house to market and paid a costly price for it.

CASE STUDY: FIRST TIME BUYERS

Ryan is a first-class Realtor. He worked tirelessly to help us find our first-home. He is honest and upfront, always looking out for the best-interest of his clients. He was always quick to respond and be there when a house of interest appeared on the market. In the end, he helped us find the perfect home

THE VALUE OF FIRST IMPRESSIONS

"Just Tell Us What We Need to Do to Get The House." That's what the buyer's Realtor told us his clients said the moment they stepped foot inside the house. What transpired shortly thereafter was an offer well-above asking price, with a closing date that matched perfectly with the seller's timeline for an out of state move. Stories, like this one, have become fairly commonplace for homeowners who go ‘all-in’ in their commitment to executing our Value-Driven Approach.

CASE STUDY: FORT GRANT DRIVE

Some listings we work with can be polished and ready to go in a matter of weeks. Others take much longer. In Dale's case, he worked diligently for six months, to transform his house for sale. During that span of time, not only did I have the privilege of getting to know him well but I also had a front row seat to watch him "Flip" his way to an additional $25,000 net profit. There is no doubt that the man who has paid his dues will receive his reward. Find out how Dale pulled it off.

CARS LINED UP AROUND THE BLOCK

When the sellers left their house for the first of two "showing blocks," the first weekend on market, there were eight cars lined up in front. They sent us a text expressing amazement. And while that kind of response to a listing isn't always realistic, it happens more often then you might imagine. That is, when sellers are wise enough to follow the game plan that we lay out, for them, to maximize their home sale profits. In this case, the house set a new neighborhood record.

NEW RECORDS IN SOFTER MARKETS

Conventional wisdom says, "you're a fool to try to sell a home in the month of December." At Three Pillars Realty we say, "not so fast!" This story proves that when you take a value-driven approach to selling real estate, you can often throw conventional wisdom out the window. Shelley and Dave listed their home the week after Thanksgiving and within 48 hours we had 20+ showings and six offers above the asking price. Find out 3 things that they did that made all the difference.
